Why 5% to 28%? Compare like with like

  • MasterHost's “from 8%” is an online-only plan — no cleaning, no key handling, no maintenance. Their full management is 12%, VAT unstated.
  • Low commissions shift costs elsewhere: with most operators, cleaning and linen are billed to the guest (which raises your listing's total price and can cost you bookings), and some add fixed fees — €250 photos, €200 listing creation, €200 audit.
  • Incl. or excl. VAT? 20% excl. VAT = 24.2% incl. VAT. On €30,000 of yearly revenue, that's a €1,200+ difference.

  2. Proof through reviews — not website testimonials: public Airbnb, Booking and Google scores, at volume.
